To uphold fair policies, we use the same rental criteria for all applicants which includes a credit check, residential verification, and employment verification. combined income for the apartment must also reach at least 2.8X total rent.
You can submit your application anytime online or stop by during regular office hours to submit your application in person. We strive to process all applications in a timely manner and to be as efficient as possible, please submit all required documents at the time of your application. At the time you submit your application, a processing fee and document fee of $40 per applicant and a lease initiation fee of $200 will be due. If it has been longer than 7 days, please call the front office at 435-253-5794 and we would be happy to check on the status of your application.
We are excited for you to call Foothill Lofts home! Move-in expenses include your 1st month’s rent and security deposit. Any other service you have added on will also be due at that time.
Your rent payment includes your monthly rent, plus any additional services you signed up for at the time of your lease. We do not include utility services such as water, sewer, trash, gas, or electricity in your rental rate. To pay your rent, simply create a login to your resident service portal and you will be able to pay by electronic check, credit, or debit card. Our residents are our #1 priority. We strive to respond to all service requests within 3 hours to ensure your home is maintained to your satisfaction**. Non-emergency service requests are handled during regular business hours. You can request maintenance service from the convenience of your own home via our resident portal! You can also call 435-890-5929 to request help from our maintenance team. You may choose to be present and give us a preferred time to come by or you may give us permission to enter in your absence. *Tip you can download our resident portal app for more convenience. Look up RentCafe Resident on your preferred app store to have easy access to your resident portal.
We are proud to say that Foothill Lofts is pet friendly! The non-refundable pet fee is $350 and monthly pet rent is $35 per pet. Your pet must weigh less than 70 pounds and be older than 6 months (2 pet per unit maximum). Learn more about our breed restrictions.
Yes, parking is available on-site for our visitors and residents. Visitors to our office can use the designated "office parking" spaces near the rental center while conducting business in our office. Resident parking includes uncovered spaces at no cost or reserved covered parking spaces for only $40 a month.
Foothill Lofts is proud to offer a smoke-free environment, including all amenities plus indoor and outdoor spaces.
Students living at Foothill Lofts attend Hillcrest Elementary, Mount Logan Middle School, Edith Bowen Laboratory School, and Logan High School. We are also conveniently located near Utah State University. For more information about schools in our neighborhood, visit Logan City School District.
Yes, we provide an in-home washer and dryer in every apartment.
